Hello everyone, I’ve been seriously considering moving away from apartment living and starting to look at small cottages around Tbilisi. Last month I spent a few days in the countryside near Mtskheta, and I really liked how peaceful it was compared to the city. Now I’m trying to understand if buying a cottage there is realistic for someone who works mostly online, or if it becomes too complicated with transport, maintenance, and utilities. I also noticed that prices seem very inconsistent—some houses look simple but are expensive just because of the location, while others are much bigger but farther away. Has anyone here actually gone through the process of choosing a cottage and can share how they evaluated what was worth it?

I went through a similar search not too long ago, mainly around the outskirts of Tbilisi. What I learned is that cottages can look like a great deal online, but the real value depends a lot on access roads, water supply, and how developed the area is. Some places are beautiful but feel isolated once you visit them in person. While comparing options, I also checked listings like https://kalaki.ge/realt/catalog/sell-cottages just to understand the market structure better, and it helped me see how big the price gaps actually are between similar-looking properties. In the end, I personally leaned toward something closer to the city, even if it meant a smaller house, because daily convenience mattered more than space.
